What to know in Arvada
From Olde Town to Candelas
Arvada stretches from the historic blocks around Olde Town out to newer communities like Candelas and Leyden Rock near the foothills, with Ralston Valley and plenty of established subdivisions in between. Older ranch homes often have finished or partially finished basements with concrete that was covered by carpet for years. Newer two-story homes tend to have larger attached garages, sometimes three bays, plus unfinished basements waiting for a plan. Those different starting points mean prep looks different house to house, which is why we look at the floor before recommending anything.

My Arvada basement had carpet for years. Can it still be coated?
Usually, yes. That's close to what we handled on our Arvada basement job: we scraped off what was left behind and ground the slab until it was clean and ready to bond. Glue, paint and padding residue all have to come off first. We'll look at the floor during your free estimate and explain what prep it needs.
What if my basement floor has moisture coming through?
Let us know if you've seen damp spots, white powdery residue or past peeling. We'll check the slab and talk through options, which can include a moisture-mitigating base layer before the coating. We won't pretend a coating fixes a drainage or grading problem outside the house, but we'll be straightforward about what the floor needs.
Do I need HOA approval to coat my garage floor in Arvada?
Interior floors like garages and basements generally aren't something HOAs regulate, but every community writes its own rules. If you're unsure, a quick email to your HOA settles it. For exterior work such as porches and patios, it's smart to confirm color guidelines before we schedule.
