Floor coatings in Denver

Denver is where a lot of SBV Concrete Coatings' work happens. We've installed a flake garage floor for a homeowner near Sloan's Lake, laid down a sharp black garage floor, and finished a string of flake garages around the metro. On the commercial side, we did a full removal grind and a "Blue Ice" flake system for a dog daycare downtown, and we ground and sealed a set of storage rooms that needed a clean, level surface.

Whether it's a detached garage off an alley or a busy space that takes a beating every day, the approach starts the same way: grind the slab, fix what's underneath, then build the coating. See how that works for homes on our garage floor coatings page, or for businesses on our commercial floor coatings page.

Local know-how

What to know in Denver

Old Bungalows, New Builds and Everything Between

Denver garages vary wildly by neighborhood. In the Highlands, Baker and around Washington Park, you'll find detached one-car and tandem garages behind older bungalows and Denver squares, often with slabs that have decades of oil stains, patch jobs and settling cracks. Central Park, the former Stapleton area, has newer attached garages with smoother concrete but plenty of daily traffic from SUVs and bikes. Around Sloan's Lake, infill townhomes and rebuilt houses sit next to original homes. Each of those slabs needs a different level of grinding and repair, which is why we look at the concrete in person before recommending a system.

Mag Chloride, Snowmelt and Front Range Swings

Denver winters are mild one day and icy the next. The city and CDOT treat roads with magnesium chloride, and it rides into your garage on tires and wheel wells, then sits in puddles as the snow melts off. Over time that brine eats at bare concrete and causes surface flaking. A properly bonded flake system with a durable topcoat gives that slush somewhere to sit without soaking in, and it wipes up with a squeegee. Denver's strong sun and big day-to-night temperature swings also matter for garages with doors left open, which is part of why we often suggest UV-stable polyaspartic topcoats.

Commercial Spaces That Work Hard

Businesses in Denver need floors that can be cleaned constantly and still look good. Our downtown dog daycare project is a good example: the old coating had to be fully ground off before a new flake system went down, giving staff a seamless surface they can wash and disinfect. Storage rooms, store lobbies and shops each have different priorities, from a simple grind and seal to a decorative finish customers will notice. If you run a space that can't close for long, tell us during your estimate so we can talk through how the work can be phased around your schedule.

FAQ

Denver FAQ

Still have a question? Call or text (303) 241-0610.

Can you coat a detached alley garage in an older Denver neighborhood?

Yes. Older detached garages are common in our Denver work. These slabs often have cracks, old paint or uneven patches, so we grind the surface and repair what we find before any coating goes down. Access through an alley is usually fine; just let us know about parking or tight entry points when you request your free estimate.

My business can't shut down for long. Can you still do the floor?

Tell us about your hours and how the space is used during your estimate. On jobs like our downtown dog daycare and storage-room projects, the plan was built around the space. We'll walk through the steps, how long each area needs to stay off-limits, and confirm the actual timing in your written estimate rather than guessing up front.

Will mag chloride from Denver streets ruin a garage coating?

Deicer brine is hard on bare concrete, which is one of the main reasons Denver homeowners coat their garages. A well-prepped, fully bonded flake system with a strong topcoat keeps that salty slush on the surface where you can squeegee or rinse it away. Regular cleaning through winter still helps the floor look its best.

Do you remove an old peeling coating before installing a new one?

Yes. If an existing coating is failing, we grind it off down to sound concrete, just like we did for the downtown dog daycare. Putting a new system over a peeling one usually just repeats the problem. You can read more on our coating removal and repair page.
