Garage Floor Coatings for Denver Homes
Flake and polyaspartic garage systems that stand up to snowmelt, deicer salts and Colorado temperature swings, installed by a local Northglenn crew.
Garage Floor Coatings
Garage Floor Coatings from SBV
Garage floors are the job SBV Concrete Coatings does most, and it shows. From a flake garage near Sloan's Lake in Denver to a residential garage in Westminster and two garages for one client in Franktown, we have turned plenty of dusty, stained slabs into clean, finished floors that are easy to sweep and hose off. You can see a range of them in our project gallery.
Colorado is hard on bare concrete. Snow and slush ride in on your tires all winter, deicer salts soak into the surface, and freeze-thaw cycles open up small cracks and pitting. A properly prepped, diamond-ground slab topped with a flake system and a polyaspartic topcoat gives you a sealed, textured surface that shrugs off that seasonal abuse and cleans up quickly.
We work across the metro and in the mountains, including a mountain-home garage in Eagle and a large garage, basement and patio project in Parker. Every job starts with a free estimate so you know the scope, the color options and the plan before we grind.

Why it works
Why choose garage floor coatings
Built for Snowmelt and Deicer Salts
Mag chloride and road salt tracked in on your tires eat away at bare concrete over time. A sealed coating keeps that brine on top of the floor instead of inside it, so a squeegee and a rinse take care of most winter mess.
Textured Flake for Better Footing
The broadcast flake layer adds a light texture that gives you more grip on a wet floor than smooth sealed concrete. We can adjust the texture with the topcoat, which matters when you are stepping out of the car onto melting snow all winter.
Hides Dust, Stains and Imperfections
A full flake broadcast in a blend you choose disguises the small surface flaws, old stains and everyday dust that show up on plain gray concrete. The floor looks clean between cleanings, and the garage feels like a finished part of your home.
Resists Hot-Tire Marks and UV
Hot tires coming off the highway can lift or stain weaker coatings. A properly bonded system with a UV-stable polyaspartic topcoat holds up to tire heat and the strong sunlight that pours through an open garage door at Colorado altitude.
The install
How SBV installs it
Walkthrough and Moisture Check
We look at the slab together, note cracks, old sealers or coatings, and check for moisture coming up through the concrete. That tells us what prep and which system make sense for your garage.
Diamond Grinding and Crack Repair
We diamond-grind the whole floor to open up the surface so the coating can grip it. Cracks, chips and pitting are filled and ground flush so they do not telegraph through the finished floor.
Base Coat
A pigmented base coat goes down over the prepared slab. It bonds into the ground concrete and sets the background color for the flake.
Flake Broadcast
While the base is still wet, we broadcast decorative flake across the floor in the blend you picked, usually to full coverage. Once it sets, the excess is scraped and vacuumed off.
Clear Topcoat
A clear, UV-stable topcoat locks in the flake and gives the floor its finish and texture. Cure time depends on temperature and the system chosen, and we will walk you through when you can walk on it and when you can park on it.

SBV Concrete & Coating did an amazing job from start to finish. They were prompt, professional, and communicated great throughout the entire project. The quality of work exceeded my expectations, and everything was completed on time and very clean. It’s hard to find contractors that are reliable and take pride in their work, but these guys definitely do. I highly recommend SBV Concrete & Coating to anyone looking for quality concrete and coating work. 🙏
Will a coating hold up to mag chloride and road salt?
Yes, that is one of the main reasons Colorado homeowners coat their garages. Bare concrete absorbs salty slush and slowly scales and pits. A sealed coating keeps the brine on the surface where you can squeegee or rinse it off. We still recommend cleaning the floor a few times over the winter so salt residue does not sit on it for months.
Do I have to worry about hot-tire pickup?
Hot-tire pickup happens when warm tires soften a weak or poorly bonded coating and pull it off the floor. It is mostly a problem with thin, roll-on kits over unground concrete. We diamond-grind the slab and use a professional base and topcoat system so the coating bonds into the concrete, which is the best defense against tire marks and lifting.
Can you coat my garage in the winter?
Often, yes. Temperature affects how coatings go down and cure, so in cold months we look at how warm the slab and garage are and plan around it. Heated garages, especially in mountain homes, can make winter installs easier. We will tell you honestly at the estimate if waiting for a warmer stretch is the better call.
What if my garage floor has cracks?
Most Front Range garages have some cracking from slab movement, freeze-thaw and the expansive clay soils in parts of the metro. We fill and grind cracks before coating so the floor looks uniform. Keep in mind that if the slab keeps moving, a crack can reappear over time, and we will point out any cracks we think may stay active.
How do I get a price for my garage?
Every garage is different, so we do not post set prices. Call (303) 241-0610 or use our Get a Free Quote form, and we will set up a free estimate. We look at the size, the condition of the concrete and the finish you want, then give you a written estimate.
