Grind & Seal and Polished Concrete

Grind & Seal and Polished Concrete from SBV

Sometimes the best floor is the concrete you already have, cleaned up and protected. Grind and seal means diamond grinding the slab to remove surface grime, old residue and unevenness, then applying a penetrating or film-forming sealer to stop dust and make the floor easier to clean. Adding a stain before sealing gives the concrete color while keeping its natural look.

SBV Concrete Coatings did a grind, stain and seal for a shop in Breckenridge, and we leveled, ground and sealed storage rooms in Denver. Both are good examples of when this approach makes sense: hard-working spaces that need durable, dust-free concrete rather than a decorative coating. We also offer polished concrete, which uses progressively finer diamond grinding to create a smoother, more reflective surface. Ask us about it at your estimate and we will tell you whether your slab is a good candidate.

If you want more color and texture, a flake floor may suit you better. For business spaces, see our commercial floor coatings page.

Why it works

Why choose grind & seal and polished concrete

Keeps the Look of Real Concrete

Grind and seal works with the concrete you already have rather than covering it. The result is a clean, industrial look that suits shops, studios, storage rooms and modern interiors, and a stain can add warmth or color without hiding the character of the slab.

Stops Concrete Dust

Unsealed concrete constantly sheds fine dust that gets tracked everywhere and settles on stored items. Grinding off the weak surface layer and sealing the slab cuts down that dust and makes sweeping and mopping much more effective.

A Practical Option for Big Spaces

For large storage rooms, back-of-house areas and shops, a full decorative coating is not always needed. Grind and seal gives you a durable, cleanable floor with fewer steps, which can make it a practical fit for spaces where function matters most.

Levels Out Rough Spots

Diamond grinding takes down high spots, old adhesive and surface roughness, which is what we did when leveling storage rooms in Denver. The floor ends up smoother and more even, which helps carts, shelving and foot traffic.

The install

How SBV installs it

  1. Slab Evaluation

We check the concrete's condition, moisture and any existing sealers or coatings, and talk through whether grind and seal, stain and seal or polishing fits your space.

  2. Diamond Grinding and Leveling

We diamond-grind the floor to remove residue and surface damage and to level high spots. Polished concrete continues with finer diamonds.

  3. Crack and Joint Repair

Cracks and damaged areas are filled so the surface is uniform. We will point out cracks that may stay active due to slab movement.

  4. Optional Stain

If you want color, we apply stain to the ground concrete, like we did for a shop in Breckenridge.

  5. Sealer

We finish with a protective sealer to reduce dust and make cleaning easier. Cure time depends on temperature and the system chosen.

A good fit for

  • Shops and workshops
  • Storage rooms and warehouses
  • Back-of-house commercial areas
  • Studios and modern interiors
  • Floors that need leveling and dust control

FAQ

Grind & Seal and Polished Concrete FAQ

Still have a question? Call or text (303) 241-0610.

What is the difference between grind and seal and polished concrete?

Grind and seal removes the top layer of grime and unevenness with diamond grinding, then protects the slab with a sealer. Polished concrete goes further, grinding with progressively finer diamonds to create a smoother, more reflective surface. Grind and seal is usually the simpler option. We will help you decide which fits your space and slab.

Can you add color to sealed concrete?

Yes. Stain can be applied after grinding and before sealing to add color while keeping a natural concrete look. We did a grind, stain and seal for a shop in Breckenridge. Stain results vary with the concrete itself, so expect some natural variation, which is part of the appeal.

Is grind and seal good for a garage?

It can work in a garage, but it does not give the same protection against Colorado deicer salts and hot tires as a full flake system with a durable topcoat. If your garage sees heavy winter use, we usually suggest a coating. For light-use spaces where you want the natural concrete look, grind and seal can be a good fit.

Will grinding make a lot of dust in my space?

Diamond grinding does create dust, and we work to keep it contained and clean up thoroughly, but some is unavoidable. We recommend clearing the space and covering anything nearby you want to protect. In commercial spaces, we plan the work around your schedule so dust and noise affect your business as little as possible.
