When an old coating is peeling, the slab is cracked or spalled, or moisture keeps pushing up through the floor, SBV Concrete Coatings starts by fixing the problem. For a downtown Denver dog daycare, that meant a full removal grind of the failed surface before a new flake floor went down.
Moisture is one of the most common reasons coatings fail. We worked with a homeowner who had constant moisture and peeling concerns in their garage. After grinding the floor back to sound concrete, we installed a moisture barrier underneath a new flake garage floor, addressing the issue at the source instead of just recoating over it.
We also repair cracks, chips and spalled areas, and resurface worn concrete on driveways and patios. Freeze-thaw cycles, deicer salts and slab movement from expansive clay soils are all common causes in the Front Range. Moisture Barriers for Damp Slabs
When moisture comes up through the concrete, a moisture-mitigating barrier under the coating can help keep it from lifting. We installed one under a new flake garage floor for a client who had dealt with constant moisture and peeling problems.
Cleaner Removal with Diamond Grinding
Diamond grinding takes off old coatings, paint, adhesive and sealers and opens the concrete for a new bond. It is the same approach we used for a full removal grind at a downtown Denver dog daycare before installing its new floor.
Repairs That Prevent Bigger Problems
Small cracks and spalls let water and deicer salts into the slab, where Colorado freeze-thaw cycles make them worse. Filling and repairing damage early, and resurfacing worn areas on driveways and patios, helps slow that cycle down.

We finish with a new coating, sealer or resurfacing system, depending on your plan. Cure time depends on temperature and the system chosen.

Why is my garage coating peeling?
The most common causes are moisture coming up through the slab, poor surface prep such as no grinding, and thin coatings that never bonded well. Hot tires and deicer salts then make the problem worse. We look at the failed coating, test for moisture and explain what we think caused it before recommending a fix.
Can you just coat over my old, peeling floor?
We do not recommend it. A new coating is only as strong as what it sits on, and loose or failing material underneath will keep lifting and take the new coating with it. We remove the failed coating with diamond grinding and get back to sound concrete first.
What is a moisture barrier and do I need one?
A moisture barrier is a specialized primer layer that goes under the coating to help block moisture coming up through the slab. Not every floor needs one. We check for moisture at the estimate. For a garage client with ongoing moisture and peeling concerns, we installed one under the new flake floor.
Can you fix cracks from slab movement?
We can fill and repair cracks so the floor looks uniform and the surface is sealed. In parts of the Front Range, expansive clay soils and freeze-thaw cycles move slabs, and if that movement continues, a crack can reappear. Structural problems or major settling need a foundation or concrete specialist, and we will tell you if we see signs of that.
Do you resurface driveways and patios?
Yes. We repair cracks, chips and spalled areas and resurface worn concrete on driveways and patios. Deicer salts and freeze-thaw cycles are tough on outdoor concrete in Colorado. We will look at the condition of your slab and recommend whether repair, resurfacing or a coating makes the most sense.
