Flake Epoxy Floors

Flake Epoxy Floors from SBV

Flake, also called chip, is the finish behind most of the floors SBV Concrete Coatings installs. We have put down flake floors in Golden, Colorado Springs, a mountain-home garage in Eagle and homes across Boulder, including one in the Newlands neighborhood. It works just as well on a business: a downtown Denver dog daycare got a full removal grind and a custom flake blend called "Blue Ice".

The look is up to you. Flake comes in many color blends, from light grays and tans to darker mixes that hide dirt, and we have even mixed in a touch of glitter for a client who wanted a little sparkle. Browse finished examples in our gallery to find a direction you like.

Behind the color is a layered system: diamond grinding, a pigmented base coat, a full broadcast of flake and a clear topcoat. That build is what makes flake so practical for a garage or a basement. It hides small imperfections, adds light texture underfoot and wipes clean easily.

Why it works

Why choose flake epoxy floors

Your Color, Your Blend

Pick from a wide range of flake blends, or talk with us about a custom mix like the "Blue Ice" floor we did for a Denver dog daycare. We can also add accents such as a little glitter so the floor fits your space instead of looking like everyone else's.

Forgiving and Easy to Keep Clean

The speckled pattern hides dust, tire tracks and small surface flaws that show on solid colors or bare concrete. Day to day, a sweep or a damp mop is usually all it takes, and spills sit on the sealed surface instead of soaking into the slab.

Light Texture Underfoot

Flake creates a slightly textured surface once it is sealed, which gives better footing than smooth coatings. That matters in a garage where snow melts off the car, a basement near a utility sink, or a business where people and pets are moving around all day.

Works Indoors and Out

The same flake approach suits garages, basements, commercial rooms, porches and covered patios. Outdoors and in sunny garages we pair it with a UV-stable topcoat so the finish holds its color under Colorado's strong high-altitude sun.

The install

How SBV installs it

  1. Inspection and Color Selection

We check the slab for moisture, old coatings and damage, and help you choose a flake blend. Seeing samples in your actual lighting helps a lot.

  2. Diamond Grinding and Repairs

The floor is diamond-ground to open the surface for a strong bond. Cracks, chips and low spots are filled and ground smooth.

  3. Pigmented Base Coat

We roll out a base coat tinted to complement your flake blend. It soaks into the ground concrete and holds the flake in place.

  4. Full Flake Broadcast

Flake is broadcast by hand across the wet base until the floor is covered. After it sets, we scrape off loose chips and vacuum thoroughly.

  5. Clear Topcoat

A clear topcoat seals the flake and sets the final texture and sheen. Cure time depends on temperature and the system chosen, and we will walk you through when you can walk on it and when you can park on it.

A good fit for

  • Garages of any size
  • Finished and unfinished basements
  • Dog daycares and pet businesses
  • Shops and commercial back rooms
  • Covered patios and front porches

FAQ

Flake Epoxy Floors FAQ

Still have a question? Call or text (303) 241-0610.

What is the difference between flake and epoxy?

Epoxy is one of the resin coatings in the system, while flake is the decorative chip broadcast into it. A typical flake floor has a pigmented base coat with flake broadcast into it and a clear topcoat over the top. People call the whole thing an epoxy flake floor or chip floor. We explain the exact layers we recommend in your written estimate.

Can I choose a custom flake color?

Yes. There are many standard blends, and we can help you put together a custom look. For a Denver dog daycare we installed a blend called "Blue Ice", and on another job we added a bit of glitter. Bring photos of floors you like, or look through our gallery, and we will help you narrow it down.

Is a flake floor slippery when wet?

Flake floors have a light texture, so they generally give better footing than smooth coatings or sealed bare concrete. Any floor can get slick with snowmelt, oil or ice on it, though. If extra grip matters to you, tell us at the estimate and we can talk about the texture of the topcoat.

Will flake work in a mountain home?

Yes. We have installed flake in a mountain-home garage in Eagle and done work in other mountain towns like Fraser and Breckenridge. Mountain garages see ski gear, mud season and lots of snowmelt, and a sealed flake floor handles that well. Cold weather can affect scheduling, which we plan around.
